Yelland has been assisting clients with residential property for over 17 years. In order to better understand the needs of investors, in 2012 we commissioned a survey that asked Australians questions about their current financial requirements, as well as their dreams for the future. The Aussie Wealth Survey garnered responses from over 200,000 participants in 4 years. We found that 67% of participants wanted multiple properties and a passive income in retirement, with enough money to live comfortably but also have a disposable income once their basic needs were met. Significantly, 30% also wanted to own a prestige vehicle and 20% expressed a desire to take regular overseas holidays.

Once An Appropriate Property Is Located
Planning and Approval
Yelland's consulting duties include:
Arrange for a fixed price building contract together with a detailed schedule of finishes and any negotiated extra. Typically two building contracts are signed and sent to the builder; they will sign and return the counterpart.
Arrange for Home Owner Warranty Insurance to be applied for, as the 5% building deposit is paid to the builder.
Ensure the builder submits working and engineering plans to council, thus granting a Development Application and Construction Certificate.
Ensure the builder has taken out Public Liability Insurance.
Construction and Lock-up
Yelland's consulting duties inculde:
Reviewing progress payments over all six stages to completion.
Working in conjunction with your lender or our brokerage team for the timely provision of your finance needs.
Obtain Council Completion Certificate on completion of each stage for council or private certifier as required.
Monitoring:

Ensuring digital photos are taken and progress claims are put in writing.
Completion and Tenancy
Yelland's consulting duties include:
Ensuring fixtures, joinery, skirting, and plasterboards are complete.
Ensuring painting of the interior and exterior, as well as tiling is complete.
If you have selected solar, arranging for installation and connection to the grid.
Assisting the entrance into Rental Management Agreement to arrange for tenants on completion. Thus will include advertising and taking applications before completion to ensure vacancy rates are low.
Order Tax Depreciation Schedule.
Order an independent Building and Pest Report.
Assisting accountant with information required for tax return and/or variations.
